“Flint Barn” Rural West Sussex

April 11, 2024

New, oak framed garage, garage conversion and access room

By Folkes Architects

Project Type Garage conversion to create master bedroom suite with new walkway to provide link to the existing converted flint barn home

Client Private residential client

Location Henfield, Horsham, West Sussex

The Challenge

Our clients live in a beautiful converted flint barn in a rural area of West Sussex.

They were keen to create more living space by converting the existing detached garage to provide a master en-suite bedroom and dressing area.

We needed to link the building to the main house and design a new double garage which would complement the traditional style of the property.

Our Solution

We suggested increasing the pitch of the roof on the existing garage to provide a more traditional look, in keeping with the main house, a converted, flint-built barn.

The new master bedroom suite has a high ceiling with exposed oak rafters and oak-framed, glazed full height windows.

We created access by adding a new timber framed linked walkway attached to the existing utility room.

The walkway has matching roof tiles and full height wooden framed windows and double doors to provide lots of natural light and an attractive link to the main house.

We also designed a new detached oak-framed double garage with additional storage above to complete the project.

Folkes Architects provided the following services:-

  • Partial topographical survey of the site area
  • Measured survey including floor plans and elevations
  • Initial hand-drawn creative design ideas
  • Digitally produced architectural designs and plans
  • Preparation and management of the Planning Application, including Design and Access Reports
  • Production of Building Regulation application and detailed construction drawings
  • Development and awarding of the tender for the building contract and management of contract delivery.

The Result

  • Impressive, ground floor master bedroom suite with en-suite bathroom and dressing area, achieved by converting the existing flint and brick garage
  • High ceiling, exposed oak beams and feature double doors and windows
  • Attractive new walkway with feature glazing leading to the main house
  • New detached, oak-framed double garage with extra space above for a studio / storage area.

Comment from Folkes Architects

“Preserving and enhancing the character and style of the existing flint property was important to us and our clients.

“Using traditional materials combined with modern construction techniques helped us achieve extra space which is stylish, full of natural light and an attractive addition to the existing home.”
